Accomodation
 The ground floor consists of a lobby, which gives access to the open plan reception area, and
the door to the cloakroom (w.c. and basin). A large granite fireplace, featuring a wood-burning
stove, will catch your eye as soon as you enter the room.
We have tried to retain as many as possible of the original features, exposed timber and part exposed stone wall. The
furnishings include a sofa bed, two armchairs, dining table with six chairs.. There is a television and radio/tape player.
The kitchen area, which is open to the main reception, is well equipped with oven, hob, microwave and dishwasher.
There is sufficient crockery, cutlery and glassware for six people.
The first floor is approached by a steep carpeted staircase (PLEASE NOTE IF YOU HAVE SMALL CHILDREN
OR HAVE A PROBLEM WITH CLIMBING STAIRS).
At the top of the stairs, are double locking doors leading to the balcony, which has the most extensive views and a very
sunny aspect.
The bathroom comprises: w.c., bidet, pedestal basin and shower cubicle. The main bedroom has a triple aspect and
features an exposed stone wall and original exposed timbers. There is plenty of room for a cot or bed for a small
child.(WE ARE ABLE TO SUPPLY; COT, BABY BATH AND HIGH-CHAIR).
The second bedroom has twin beds. The bedrooms and landing are fully carpeted.
The reception area, bedrooms and bathroom have electric heating.
CARBON MONOXIDE AND SMOKE ALARMS ARE FITTED IN THE PROPERTY.
SETTING.
The property is set in an area of orchard and lawn of about
1 acre.
The cottage has a south facing patio, with garden furniture
and barbecue.
The total grounds amount to nearly 7 acres of orchard,
meadow and woodland, with little streams running through.
